  • Rule of Thumb: (Total Mortgages of the building + Your Deposit + Deposits of other tenants) should not exceed 70% of the building's market value. If it’s over 80%, walk away—this is a 'Tin Can Jeonse' (Kkangtong Jeonse).

3. Inspect the Physical Condition (Evidence Collection)

Don't just look at the wallpaper. Check:

  • Water Pressure & Leaks: Flush toilets, turn on all taps, and look for water stains on the ceiling.
  • Mold: Check corners, behind cabinets, and around window frames.
  • Facilities: Ensure the boiler, air conditioner, and stove work perfectly. Action: Take timestamped photos and videos of EVERYTHING before you sign or pay the first installment.

4. Review the 'Special Terms' (Teuk-yak)

The 'Special Terms' at the end of the contract are where your real protection lies. Ensure these are included:

  • "The landlord shall maintain the current debt status until the day after the tenant acquires Opposing Power." (Prevents the landlord from taking a secret loan on moving day).
  • "The landlord agrees to return the full deposit immediately upon the termination date."
